Choosing Between Fixed Rates and Variable Rates

When taking out a loan, finding the lender that offers the best interest rates is a very important step. Depending upon the loan that you’re applying for, however, you might find that you have to make certain decisions before you can determine which loan offer really has the best rate. One of these important decisions that you might have to make is whether or not you want to have your interest at a fixed rate or at a variable rate.

Fixed and variable rates are most common when dealing with mortgage loans, though there are other types of loans that offer both types of interest as well. If you’re not sure which type of interest would be best for you, or what the main differences are between the two types, then the information presented below might help you to make an important decision concerning your next loan.

Fixed

Fixed interest rates are rates which will not fluctuate as time goes by, regardless of how much national interest rates may rise or fall. They are often used as part of a promotion, with low introductory fixed rates being replaced by either variable rates or a higher fixed rate after six months or more have passed. Generally, the only way to change a fixed interest rate is to refinance the loan and get either a lower fixed rate or a variable rate on the new loan agreement. Read the rest of this entry »

Lead Me, Follow Me Or Get Out Of My Way

Hello Neighbors. This title quote comes from none other than General George S. Patton who was known for his quotes and determination to win at all costs. “If everyone is thinking alike, someone isn’t thinking”, is another General Patton saying.

Let me quote a few more: “Never tell people how to do things. Tell them what to do and they will surprise you with their ingenuity.” “You’re never beaten until you admit it.” “Always do everything you ask of those you command.” “People who are not themselves are nobody.” “Prepare for the unknown by studying how others in the past have coped with the unforeseeable and the unpredictable.” “If a man has done his best, what else is there?” “You need to overcome the tug of people against you as you reach for high goals.” “I don’t measure a man’s success by how high he climbs, but how high he bounces when he hits bottom.” “A good plan violently executed now, is better than a perfect plan executed next week.” And one of my favorites: “Take calculated risks. That is quite different from being rash. My personal belief is that if you have a 50% chance, take it!”

Can we apply these General George S. Patton philosophies to the battle fields of Retirement and Estate Planning? I would vote an enthusiastic YES! Whether a person is 19 or 92, or somewhere in between, the Patton approach applied to portfolio management may be an interesting discipline. It refers to past performance of others as an indicator of behavior in similar experiences. This might mean to study the historical decisions of Warren Buffet, the world’s wealthiest investment advisor, to see how he acted and reacted during specific market cycles and environments and emulate his moves yourself. Long-Term Strategies for Managing Volatility

Although it is usually not desirable to eliminate risk, there are strategies that may help to manage the volatility of your portfolio. A diversified investment mix, a focus on large cap growth stocks, and exposure to active portfolio managers may all help you deal with greater market volatility.

The Return of Diversification
We believe that effective diversification becomes more important in an environment of rising volatility. We expect the interrelationship of stocks and bonds to provide more diversification benefits than in past cycles as real interest rates become the driver of relative performance.

Correlation measures the degree to which asset returns move together or in opposite directions. Over time, the correlation between two asset classes can change. For instance, the relationship between the total returns of stocks and the total returns of bonds has varied over the past 75 years. During much of the 1980s and 1990s, stock and bond prices generally moved together, as reflected in the +0.5 correlation between them over the period.1 In the 1990s, diversification offered little value to investors - stocks and bonds generally moved in the same direction. In contrast, the correlation between stocks and bonds in recent years - just as in the 1950s - has reversed, reaching -0.5. Diversification is of more value in managing volatility now than at any time in the past 40-50 years! Read the rest of this entry »

Obamas All New and Impregnable Firewall - It’s About America

Some reports say five and others say up to six times people have fainted in Obama’s political rallies. You tube is showing several of the incidents and bloggers are sliding off into two camps about the matter. Progressives are offering explanations about standing in long lines, weather conditions and exhaustion.
Conservatives are not convinced and on The Amboy Times February 16, 2008 online, one blog excerpt says “A Wall Street Journal writer, James Taranto, has uncovered a hilarious and puzzling coincidence at 5 different Sen. Obama campaign speeches over the last few months, including the recent speech in Seattle. Dori and listeners have found one other Sen. Obama incident posted on YouTube where a person near the stage faints. Sen. Obama responds to each incident with the same routine and phrases.” Read the rest of this entry »

Kubera Mudra for manifesting your desires

A mudra is a particular hand position producing specific energetic results. There are hundreds of mudras, but the mudra with the most immediate results is the Kubera mudra. Kubera is the God of wealth, and this mudra is called after him because it’s used for fulfillment of desires and goals.
You form this mudra by joining your thumb, index finger, and middle finger together, and placing the other two fingers in the middle of your palm. Do this with both hands. There shouldn’t be any strain in the palms while doing it. It doesn’t matter how long you do it, but with how much intensity. You just hold your intention-wish-desire-goal as if it’s already manifested, and make the Kubera mudra to reinforce the intent at the same time. Read the rest of this entry »

New novel sheds light on SNITCH culture

Author aims to pave the way for urban fiction that keeps it real, but keeps it righteous

Atlanta, GA - In the name of the “War on Drugs,” and most recently the “War on Terror,” government agencies frequently employ the assistance of crafty informants to catch the bad guy. Many of the snitches are facing prison time themselves. Debut author, Edrea Davis, fuses hip-hop with civil rights to offer a glimpse into the corrupt environment created by the use of informants with the release of “SnitchCraft,” a fictional saga that juxtaposes the themes of family, spirituality, and social justice, against the backdrop of a popular Southern California nightclub battling escalating gang violence.

“SnitchCraft is a captivating street-life saga that brings the history of the game, as well as the questions of morals and values, to the surface,” says LaToya Foster, a popular radio and TV talk show host in Washington, DC.

The drama revolves around flamboyant nightclub owner, John “JC” Powell. JC is making more money than he can count, providing for his entire family, and on the verge of winning back the love of his life, Candace Banks. When he is arrested, convicted, and imprisoned based on the testimony of someone he trusted, JC struggles to clear his name and get back over two million dollars in assets seized by the government. As the pieces of the puzzle come together in a surprising courtroom drama, JC realizes that he is caught up in a ruthless game, playing against a criminal justice system set up to win by any means necessary.

Although the issue tackled in “SnitchCraft” is potential corruption in the criminal justice system, Davis hopes this novel paves the way for a constructive direction in urban literature.

“The criminal justice system is just one of the many issues the African American community needs to pay close attention to,” says Davis, a communications consultant in Atlanta, Georgia. “Beyond the issue, I hope to join a few writers who have demonstrated that the flourishing ‘urban lit’ scene can be used to deliver positive messages to inspire young people,” she adds.

SnitchCraft includes a unique “After the Book” section with a reader’s guide of discussion questions, suggestions on how to become active in your community, and an index of leading organizations focused on criminal justice and other issues impacting the Black community.

“I expect the appendix to meet with a little resistance. But, it is important for people to recognize that even though SnitchCraft is fiction, law abiding citizens are subjected to abuses in the criminal justice system daily,” says Davis, an Englewood, New Jersey native that has traveled internationally to cover media for events related to human rights issues. “Also, words are powerful. If the explosion in urban literature is close to the magnitude of hip-hop music and film, urban writers are positioned to frame the world’s perception of Black people. A thumbs up for this book will show that we can keep it real, but keep it righteous,” she adds.

In over two decades of creating compelling messages, Edrea Davis has coordinated publicity for a host of celebrities and dignitaries, had articles published in newspapers across the country, and produced numerous radio and television commercials. SnitchCraft (Dogon Village Books, ISBN 978697405) can be purchased from www.snitchcraft.com and most online book retailers and is distributed to bookstores nationally through Ingram Book Group and A&B Distributors (877-542-6657).
